The house is a 200 year
old expanded cape with 31.9 acres of fields and woods. It also includes a 3 car garage
and large hay barn.
The white vinyl sided house is located in Acton, Maine which is 12 minutes north of Sanford,
Maine and its hospital. The New Hampshire border is less than 3 minutes
away.
The driveway is 2/10 of a mile
in length. Very private and quiet.
There are beautiful views of the White Mountains which includes Mt. Washington,
Mt. Chocorua, Mt. Passaconaway, the Sandwich Range and the Ossipee
Mountains.
There are 2 large fields that go with the house. The upper field is 20+
acres and the lower field is about 5 acres. There are approximately 14 acres of woods that consist of pine and maple. There is
500' of frontage
on Garvin Road.
The power and phone lines are run through the woods and not along the
driveway. All new poles have been installed in the last 6 years. A 200 amp service with meter is located on the barn.
The service has a 200 amp manual transfer switch which is used to power
the house on a generator, if needed. The barn and house panels have
lightning & surge suppressors installed. There are two phone
lines into the house with provisions for up to 4 lines. All services (power and telephone ) from the barn
to house are located underground in PVC pipe.
The house has a large center chimney and 5 fire places. It has vinyl
siding with insulation underneath. The walls are filled with blown-in
insulation. The roof was re-shingled in 2000.
The house has 2 full bathrooms. The upper bathroom has been completely
modernized. The lower bath has the original "ball and claw" bath
tub and fixtures.
The 8 room cape also has a large " summer bedroom " and a
freezer room that are both used for storage.
Water is supplied by the original 200 year old "hand dug" well. It has
not
gone dry in the last 30 years. The well is covered by a new cement cover with scuttle hole for
easy access. The water pump, pressure tank and all water pipes were
replaced about 5 years ago. A whole house water filter is installed. All
water supply pipes were upgraded to 3/4" copper with 1/2" branch pipes
to fixtures.
A new 1000 gallon septic tank and leach bed were installed 6 years
ago.
The house is heated with an oil-fired, forced hot water heating system. A new
"Pensotti" High Efficiency Boiler was installed 3 years ago. Hot
water is supplied by a new, boiler heated 40 gallon Super-Stor hot water system.
There are 2-275 gallon oil tanks located in the cellar. The tanks only need to
be filled once per year!
There is a built in security system on the home, barn and 3 car garage and
fire alarm system on the house and barn.
Lightning rods are installed on the house and barn.
A 60 foot TRI-X tower was located 120' from house. Two 3/4 inch PVC pipes
ran underground from tower to cellar. It could have been used for a wind generator, TV
antenna or ham radio.
Some
house History.
It was
bought 33+ years ago from the Sullivan family. The Sullivan's lived in the
Boston area and were associated with the Boston Bruins Organization. It
has been rumored that "summer camp" for the Bruins was held here
for many years.
Before this the home was owned by a poet named Goldsmith.
The homes' history can be traced back to 1803.
